Once ordered, kits are delivered to site within three weeks and Nest & Vine provide expert installation from the foundations to the finishing touches inside and out. For those adding the electrical package, a qualified electrician will be needed to connect the garden room to your home and issue a Part P certificate. We can provide this service as part of your package.

Insulated Throughout
The insulated roof structure uses a one-piece EPDM membrane, offering leak-free performance and a long lifespan. Plastisol-coated roof kerbs and double-glazed uPVC windows enhance the building’s comfort and efficiency throughout the year. The online configurator provides a range of options for windows and doors allowing you to position openings where you want them.
Interior Panelling
Pent Haus Garden Rooms offer flexible interior options, including vertical tongue & groove panelling for a classic contemporary look. All panels are pre-cut with concealed joints for a clean, polished appearance. The panels are provided with a white finish ready to use or ready to paint in a colour to suit your lifestyle.
Planning Permission
Garden rooms planning permission is generally not required as they fall within permitted development rights. Garden rooms are classed as ‘outbuildings’ and, as such, can be built on your property without permission as long as you comply with permitted development guidelines. Nest & Vine provide expert planning advice and support and will advise you from the outset to ensure your new Garden Room complies with regulations.

The Frame
Structure
Your structure will include the floor, walls and roof and our kits are constructed using sustainably sourced wood composite called Toughwood. Our Frame & SIP Kits both offer highly efficient thermal values and exceptional strength making our studios warm in the winter and cool in the summer, with good sound-proofing when insulated.
Our exclusive SIPs Kit also feature pre-cut wiring channels that are concealed within the walls and ceiling for high-speed electrics and a smooth interior finish with ease.
Windows & doors
The possibilities are limitless with our SIMPLE ONLINE CONFIGURATOR. Upgrades include sliding or bi-fold doors in aluminium frames, additional windows and full length picture windows. High security locks are fitted to doors and windows, giving you peace of mind that your valuables will be kept safe & secure.
The Roof
The insulated roof is covered with highly durable EPDM rubber, with either an anthracite plastisol-coated metal fascia or an anthracite durable uPVC Kerb depending on the design selected in our SIMPLE ONLINE CONFIGURATOR. The roof pitch has a slight slope from front to back, allowing water to run off efficiently to the rear guttering system and downpipe. We provide 4” wide guttering as standard to manage the flow of water from the roof and away from your garden room. Every last detail has been carefully considered.

Exterior
Maintenance FREE Cladding
We clad the exterior of our Garden Rooms with ToughWood™ cladding which we manufacture in various contemporary and woodgrain effect colours. ToughWood™ is an engineered wood, manufactured from wood strands compressed under extremely high pressure and bonded together to create an ultra-tough dense and stable cladding. It looks like wood, but has none of the disadvantages of natural wood! Made from sustainable resources, it’s the ecologically responsible choice compared to PVC or composite cladding. Your have a choice of colours and finishes in our SIMPLE ONLINE CONFIGURATOR.

Interior
Perfect Finish
Our Garden Rooms are available with tongue & groove wood panelling, or plain for you to finish with the wall covering of your choice. The internal panelling comes primed, so will only need a top coat of paint when installed. We will finish off the interior with expert painted finish in your chosen colour.
Precision is paramount. Your interior is CNC-cut to eliminate any awkward angles and ensure a beautiful finish. Every Garden Room features a cleverly designed & unique concealed wiring system within the SIP panels ensuring you are left with a smooth joint free finish. STEP 3 - Delivered Direct
In only 3 weeks!
That’s right! Your beautiful new garden room can be delivered within 3 weeks! We provide a professional delivery service from our team and trusted partners. Offloading is included as standard for all our Garden Rooms to kerbside.
The Nest & Vine team will be onsite to ensure everything is taken care of and will transport your garden room from kerbside through to the garden site ready to build.
STEP 4 - Built to Perfection!
Let the magic begin...
Sit back and relax as Nest & Vine take care of everything inside and out. Your new Garden Room will be built and finished in as little as 3 days from the date of delivery.
We will also complete any additional landscaping requirements such as wrap around decking, patios or walkways to improve access to your garden room.
On completion we will take you though everything and make sure you are completely happy. We will remove all waste from site to ensure it is clean and tidy and will take photos before wishing you well and on to the next.

Are your garden room kits guaranteed?
Pent Haus offer a 10-year structural guarantee, which covers all structural panels. Any issues with installation are covered with the Nest & Vine NO QUIBBLE GUARANTEE and will be fixed with our fast and efficient service
Do you provide assisted delivery?
For all Garden Room deliveries, our friendly driver will help you to offload. For larger garden rooms, these will be delivered on an oversize pallet with a tail-lift. Nest & Vine will always have a 2 man crew to help unload.
Do I need planning permission?
Not in most cases as we build our garden rooms to comply with permitted development laws. We provide full planning service and can advise you in advance of any issues.
Is delivery cost included?
Delivery is free on all local deliveries. If you live outside our area and would like us to provide a new Garden Room with full groundworks and build service we would be happy to discuss any additional delivery charges. We always aim to keep our prices to a minimum.
Can I have a bathroom or kitchen in my garden room?
As standard the Garden Rooms are not designed to include a kitchen or bathroom but Nest & Vine offer both Kitchens and Bathrooms and can design the interior to suit your needs. All civil engineering for foul and drainage and electrics will be assessed and discussed at the initial site visit.
Can you nrun electrics to my Garden Room?
Yes we can install electrics into your Garden Room. We supply an electrical pack as an upgrade that will enable you to do this. Our SIP Kit panels have unique preformed channels and pre-cut sockets in each panel enable you to run the cables discretely.
If ordering your own wiring it is very important to order wiring which is compatible with eps insulation.
Electrics should be installed by a competent person and any connection to the mains by a fully qualified electrician. who will issue a Part P certificate to confirm that the install is safe to use.
Nest & Vine can supply a full custom electrical installation with our partner Phase Blue Electrical who can discuss your requirements and design everything to suit your needs.
